As a professional real estate photographer, I recently had the opportunity to photograph a four Plex building. This type of building is not something I get requested to photograph too frequently, but it's a common type of property for investors and rental companies. As I arrived at the property, I noticed that the units looked like they had been recently remodeled, but there were still some things that needed to be moved or adjusted before I could start taking pictures.
My first step was to unlock all of the units and turn on all of the lights. Some of the lights were controlled by remotes, which can be tedious to deal with, but I managed to get them all turned on eventually. I also checked for anything that was out of place, such as a pile of paint cans or a hose in the backyard. I made sure to either move these items out of the way or adjust my shooting angles to avoid highlighting them in the pictures.
Once I had prepped all of the units, it was time to start taking pictures. I began by looking around the property to find the best angles that would showcase the property in its best light. I wanted to avoid any extra noise, such as trash cans or trailers, that might detract from the property's selling features.
As I started taking pictures of each unit, I focused on getting straight-on shots of the doors and any interesting features of the units, such as a unique wall or flooring. I tried to show as much floor as possible in the pictures, as I find this looks better than too much ceiling.
Throughout the process, I made sure to take my time and be consistent in my approach to each unit. I knew that I would need to do some post-production work to make minor adjustments to the angles and lighting, but I wanted to get as much right in-camera as possible.
Overall, photographing a four Plex building was a unique and interesting experience. It required me to be adaptable and creative in my approach to each unit, and I was happy with the final results.
